Kisumu Kibos Road (Car Wash, Kamakaa & Elgons): Houses for Rent, Prices and Amenities

Kisumu rental prices are generally higher than in other cities like Nairobi and Eldoret. In some locations, such as Lolwe, you will find a bedsitter costing the same as a one-bedroom house. The cheapest houses start from KSh 10,000 and are not even spacious enough.

There are, however, alternatives for people who want to stay close to town and find Lolwe Estate too expensive. Along Kibos Road, there is a variety of houses, and you can easily find a house that fits your budget.

House Types

Along Kibos Road, you will find some mabati houses, which are cheap and range from KSh 3,000 to KSh 4,000. A large number of houses are one-bedroom units, and their costs range from KSh 8,000 to KSh 10,000. If you go further from the main road, you can find cheaper houses.

Bedsitter houses are not very common, and the available ones range from KSh 5,000 to KSh 6,000.

Most apartments have a perimeter wall, water is not a problem, and the area is well covered by Zuku and Safaricom Fibre WiFi.

Location Overview

Along Kibos Road, there are three main stages: Car Wash, Kamakaa, and Elgons. These are the most popular areas. The Kamakaa area has many families with children because it has affordable houses and several schools, including public schools like Ogango. Some residents also own their compounds there.

The Ogango-Kamakaa area, however, usually experiences flooding in some parts during heavy rains. The area is mostly made up of loamy soil, which has poor drainage. Be careful when choosing a house in the area, and consider renting on a higher floor rather than the ground floor.

The Elgons area has houses that are a bit more expensive than those in the Ogango and Kamakaa areas. It consists of high-end apartments, and the internal roads are murram. The good thing is that the area does not become muddy during the rainy season because it mostly has sandy soil.

Amenities

There are many activities taking place in the area. It has many schools, such as Riverside Academy, supermarkets, various churches, hotels, and many traders operating small shops.

There is usually a stable electricity supply in the area, and it rarely experiences blackouts. Water is not a problem in most parts of Kisumu because the city is near the lake.

Security

There is the Kenya Police Migosi Patrol Base along Kibos Road near Winners Ministry Church, and officers normally operate 24 hours a day.

There are still no street lights in the area, so for your safety in Kisumu, avoid staying out past 10:00 p.m.
