I have been in Kisumu for some years, and I can conclude that Lolwe is the best estate generally. Milimani is also good, but you must have money because there are only stand-alone homes, which are too expensive for the average Kenyan. Mostly, top government officials and business tycoons can afford them.
Lolwe Estate is lively and not dull. Many activities are going on in the area. There are businesses, entertainment joints, and schools.
As of 2026, the estate is rapidly evolving into a modern residential space, comparable to the Donholm and Roysambu estates in Nairobi. Our team went and did a survey in the area and took pictures of the buildings to help those who want to stay in Lolwe have a clear picture.
Roads
It has two entry ways: one from Kondele-Kibos Road via Car Wash Roundabout, and the other along the Kakamega Mamboleo highway, then branching to Lolwe. The roads are good and tarmacked, including the feeder roads in the estate.
Bedsitter Houses for Rent
There are a few bedsitters in Lolwe, but they are always occupied. It is hard to get a vacant one, as houses in the area are expensive. A bedsitter goes for Ksh 10,000. There is, however, an alternative in the nearby Migosi estate, where you can get a vacant bedsitter for Ksh 7,000 to Ksh 8,000.
1, 2, and 3 Bedroom Apartments for Rent in Lolwe
In the whole of Kisumu, Lolwe has some of the best apartments for tenants. They are in good condition, neatly built, clean, and their finishing is attractive even from the outside. Some even have balconies.
A one-bedroom house costs, on average, from Ksh 12,000, a two-bedroom from Ksh 15,000 to Ksh 18,000, and a three-bedroom from Ksh 20,000 to Ksh 25,000.
When looking for a vacant house, it is usually hectic.
