Which Is the Best Estate in Kisumu for Safe Living?

Which Is the Best Estate in Kisumu for Safe Living?

The Aerial View of Lolwe Estate

Kisumu has several residential estates, including Mamboleo, Migosi, Nyalenda, Polyview, Riat, Lolwe, and Milimani, among others. But which one is the best?

The answer depends on several factors. What may be the best estate for one person may not necessarily be the best for another. Some of the factors to consider include:

  • Rental cost
  • Security
  • Proximity to Kisumu CBD, schools and workplaces
  • The type of buildings and houses available

Rental Cost

Many people come from rural areas to Kisumu in search of better job opportunities. However, the cost of rent in the city can be high. The good thing is that there are estates where people with lower incomes can find more affordable houses, including Nyalenda, Manyatta and Obunga.

In some of these areas, you can even find relatively cheaper mud houses. For many people, such estates may be the best option because they can afford the rent.

In areas such as Nyalenda, you can find a bedsitter unit costing as little as KSh 4,000 per month. You can also find a large double room in a mud house that can accommodate a whole family for around KSh 3,500.

There was a time when my younger brother-in-law lived with my older sister in such a house. It was a decent place, and I used to visit them whenever I travelled from Nairobi while I was studying at university.

In places such as Riat Hills, Milimani and some parts of Polyview Estate, houses are much more expensive, but there are people who prefer these areas because of the environment and other factors.

However, cheaper housing can sometimes come with challenges. Some of these areas face security concerns, drug abuse among some young people and poor drainage, which can contribute to poor sanitation and increase the risk of diseases such as cholera.

Despite these challenges, such areas remain a starting point for many people who are not yet financially stable.

Security

For some people, security is their main priority. They do not mind paying higher rent because they have well-paying jobs and can afford it.

For example, some people with expensive vehicles and high-value belongings may prefer living in areas with controlled access and stronger security rather than in cheaper neighbourhoods.

In Milimani, for example, there are large standalone mansions that are well fenced and fitted with CCTV cameras and other security measures.

Milimani and Riat Hills are also popular among some senior professionals and government officials. Milimani is home to the Kisumu State Lodge, and the area has a number of high-end residences.

Some visitors, including diplomats and other high-profile guests, may also stay in high-end areas such as Milimani when visiting Kisumu for meetings or other official activities.

Such estates can therefore appeal to professionals, business people and visitors looking for higher-end accommodation.

Proximity to Kisumu CBD, Schools and Jobs

Kisumu is one of Kenya’s major cities, with many activities taking place every day. Workers travel to their workplaces, students attend schools and colleges, while many people visit Kisumu CBD for business and other personal activities.

Some Kisumu residents prefer living close to their places of work or study.

For example, a student studying at Kisumu National Polytechnic may prefer living around Polyview Estate because of the easy access to the institution. Students studying at universities such as Uzima University may also look for houses in areas that make it easier to travel to campus.

People working along Kibos Road, including those employed in factories and businesses in the area, may prefer estates such as Elgon, Kanyakwar, Ogango, Nyalenda and Car Wash because they can make commuting to work easier, especially for those working night shifts.

Those who want easy access to Kisumu CBD can consider nearby areas such as Lolwe, Polyview and Nyalenda. Some of these areas are close enough to town to make walking possible, depending on the exact location.

However, there are differences in rental prices even among estates that are close to the CBD. Some offer relatively expensive housing, while others have more affordable options. Ultimately, the choice depends on your budget and priorities.

The Type of Buildings

As a young person, I would not personally prefer to live in very expensive estates such as Riat and Milimani. I would instead choose a middle-class apartment in areas such as Migosi, Lolwe, the Car Wash area, or perhaps Polyview Estate.

These estates can offer a conducive environment for living, with access to roads, water, shops, sanitation facilities, and internet services.

Many of the buildings in these areas consist of bedsitters, one-, two-, and three-bedroom apartments, as well as maisonettes and other types of houses.

They can also have a livelier community compared with some parts of Milimani and Riat, which tend to be quieter and have more standalone homes.

So, Which Estate Is Best for You?

There is no single estate that is the best for everyone. Your ideal location depends on your budget, workplace, school, security preferences, lifestyle, and the type of house you want.

Someone looking for affordable rent may prefer Nyalenda, Manyatta or Obunga, while someone prioritising high-end housing and security may consider areas such as Milimani or Riat Hills.

For people looking for a balance between rental prices, accessibility and modern apartments, areas such as Migosi, Lolwe, Polyview and parts of Mamboleo may be worth considering.
