Housing in Polyview Estate, Kisumu: Where Many Kisumu Polytechnic Students Live
Apartments inside Polyview Estate Kisumu
I visited Kisumu National Polytechnic and the surrounding Polyview Estate to observe the available affordable housing, student accommodation, and other activities in the area in 2026.
Polyview Estate is located near Kisumu National Polytechnic, and many students live nearby in hostels and rental houses. Apart from students, the area also accommodates employees, families, and business people who have rented houses there.

The Hostels
Several student hostels are located near the campus. One is a two-storey building resembling a high school dormitory, situated next to the Polytechnic and used by male students.
Another hostel, located opposite the institution, appears more modern and seems to offer better amenities. It has a black gate and can be seen from the main entrance of Kisumu National Polytechnic.
The building has white lettering reading “Kisumu Polyview Hotels.” Spacious, clean, self-contained rooms for both male and female students are advertised as available. For enquiries, you can call 0705 482 566.
I then walked past some affordable houses being built nearby and met a fruit vendor. Near his stall were several mabati houses. When I asked him about them, he told me that many students live in these units because they are relatively cheaper than hostels.
According to the vendor, the single-room mabati houses cost around KSh 3,500 per month. They have toilets located outside the rooms.
I also asked him about the cost of bedsitters in the area. He told me that the units cost around KSh 7,500 and above per month. Some are relatively small, while larger units that can accommodate two or three students cost around KSh 10,000.

Apartments and Rental Houses in Polyview
Along the road leading from Kisumu National Polytechnic towards Polyview Estate, there are several affordable housing developments associated with government housing projects. Some buildings have been completed, while others are still under construction. The developments extend towards Kaloleni Estate, an area with a diverse residential character and some older houses.
I spoke to a boda boda rider operating at a nearby stage who told me that some of the completed government housing units had already been booked. According to him, some were being used by politicians and business people as short-term rental accommodation, including Airbnb properties, which often host visitors.

After entering Polyview Estate, I noticed that many of the houses were modern, high-end apartments. One of the caretakers told me that some of these apartments were even more expensive than those in Lolwe Estate because of their proximity to Kisumu town.
The buildings have neat designs and attractive architectural finishes. Most consist of one-, two- and three-bedroom apartments, with monthly rents starting at around KSh 15,000 and going higher depending on the unit.

From my observations, some of the residents appear to be people with relatively well-paying jobs. Many apartment buildings have gates and CCTV cameras, while some also have perimeter walls to improve security.
The roads within the estate appeared to be in good condition, with several sections tarmacked. These roads can make movement easier, including during the rainy season.

The area also has internet connectivity options used by students and other residents.
Businesses in Polyview Estate
Many people have established businesses in and around Polyview Estate.
Opposite the Polytechnic’s main gate, there are several shops and service businesses, including cyber cafés, gaming shops, restaurants and photography studios.
Inside the estate, residents can also find shops, eateries and other businesses that provide everyday goods and services.
These businesses make it more convenient for students and other residents to access basic services without travelling far from the area.

Some students who find the rental cost in the area too high do seek accommodation in other areas like Nyalenda, Kondele and Manyatta where there are cheap houses.
